Dubailand district appeared on the city map in 2003, when a subsidiary of the state-owned giant Dubai Holding announced the construction of a grand family entertainment center south of Palm Jumeirah and Downtown Dubai, in the Sheikh Mohammad bin Zayed Road area. The project was supposed to cover an area of 277 sq. km and include six thematic zones with world-class attractions.

However, the global economic crisis of 2008-2013 forced the abandonment of such ambitious plans, and now about 20 districts have been built and continue to be built on the territory that has retained its original name. Some of them are thematic parks, such as IMG Worlds of Adventure, but the majority are residential areas and gated communities scattered over a huge area on both sides of the E311 highway.

Dubailand area

Some areas have retained the themes originally proposed in the project. For example, the Dubai Sports City sports and residential complex located in the western part of Dubailand includes a golf course, a multi-purpose indoor sports arena, a cricket stadium, a rugby stadium, a sports village with cricket, swimming, rugby, football, tennis and golf academies, as well as the headquarters of the International Cricket Council. Projects in the eastern part of Dubailand, such as Falcon City of Wonders, have a theme of amusement parks, while communities with polo fields, stables and golf clubs are mainly concentrated in the center, particularly in the Arabian Ranches area.

Dubailand real estate is primarily represented by villas, townhouses and mid-rise apartment buildings that are grouped into clusters of various sizes, ranging from a few hundred to several thousand units. The class of housing also varies significantly: Cherrywoods offers 900 townhouses with a starting price of AED 1,950,000 (USD 531,000), while one of the 1,800 luxurious residences in The Villa can be purchased for a minimum of AED 4,000,000 (USD 1,089,000).

Since Dubailand is located away from heavily populated coastal areas, noisy tourist destinations and business districts of the city, those who prefer a more relaxed lifestyle and a more private atmosphere of self-sufficient communities are eager to choose housing here.

Most of the districts in Dubailand are located near Emirates Road and Sheikh Mohammad bin Zayed Road - two major transport arteries running from west to east across the city. Communities in the eastern and western parts of Dubailand are also located near the main roads leading to the coast. There are no traffic jams typical of central Dubai, so it usually takes 20-30 minutes to get to Downtown Dubai and the coastal areas of Palm Jumeirah and Dubai Marina from any point in Dubailand. The road to Dubai International Airport and Al Maktoum International Airport takes 25-35 minutes. In addition, some areas of Dubailand are connected by bus routes.

Dubailand districts are designed on the principle of self-sufficient communities, so most of them have their own schools, preschools, medical centers, supermarkets, restaurants, pharmacies, parks, and other infrastructure facilities.

If a certain component is missing in one community, it is definitely available in the adjacent area. For example, the Trump International Golf Club, Mudon, and Remraam complexes together have six supermarkets, four nurseries, and pharmacies, two schools, and medical centers each. The nearest major shopping center, First Avenue Mall, is located in Motor City, which has about 70 shops and 15 restaurants, while Dubai Outlet Mall on the eastern outskirts of Dubailand accommodates over 240 stores of famous brands.

Entertainment

Dubailand boasts several world-class attractions. IMG Worlds of Adventure is the second-largest indoor theme park in the world, featuring the Novo cinema, themed shops, and restaurants. Nearby is the cultural and entertainment park, Global Village, which showcases traditions and cuisine from around the world and offers rides, movie screenings, stunt shows, and various mass events. Dubai Miracle Garden is the largest outdoor flower park on the planet, with 150 million flowers forming colorful arches, objects, and patterns. Here, visitors can also visit Dubai Butterfly Park, home to 15,000 butterflies of 26 species.

Each Dubailand community has its own set of recreational facilities, usually including shared pools, gyms, children's and sports playgrounds, picnic areas, restaurants, and green spaces. Some communities have their own golf courses, such as Trump International Golf Club, Jumeirah Golf Estates, Arabian Ranches 1, and Dubai Sports City. In the area, there are also Al Habtoor Polo Club and Dubai Polo & Equestrian Club, where polo and equestrian competitions are held, and riding lessons and Arabian horse rentals are available.

In Sustainable City, there is a small petting zoo, while in Motor City, there are first-class racetracks and a closed circuit for go-karting, where you can watch exciting races or rent a speedy car. Dubai Sports City offers a multitude of sports facilities and events, as well as the Hamdan Sports Complex: a diving pool, a sports pool, badminton and table tennis courts, and swimming lessons.
