The project was launched in 2006 under the name Dubai World Central, with the state-run company Dubai South Properties serving as the main developer. The company gained recognition as one of the creators of the venue for Expo 2020, which is now used as the Expo City Dubai exhibition center and is part of Dubai South.
The district covers an area of 145 sq. km. In addition to the exhibition complex and the Dubai South Airport itself, Dubai South includes a large logistics center, Logistics City, the Mohammed bin Rashid Aerospace Hub, a multi-purpose aviation service center, a business park with a wide range of office solutions, and the Residential District, a residential neighborhood primarily aimed at employees of the numerous companies located in Dubai South. All components of the district fall under the jurisdiction of the free economic zone, which provides favorable conditions for business registration, taxation, visa issuance for entrepreneurs and their families, and work permits.
Despite the fact that the global economic crisis of 2008-2013 significantly affected the implementation deadlines, part of the residential development in the Residential District has already been completed.
As part of the project The Pulse, 14 mid-rise apartment buildings and the gated community The Pulse Townhouses, consisting of more than 200 houses, have been delivered. About 300 more townhouses and semi-detached villas are being built in the gated community The Pulse Villas along Expo Road, and on the south side, near Emirates Road, around 800 villas and townhouses of The Pulse Beachfront are being constructed, which will be located near a 200-meter artificial lagoon with its own beach.
To the south of the airport, the Emaar South project is developing - a joint project of Dubai South Properties and Emaar Properties. Around a premium golf course, villas, townhouses and apartments with a total of about 23,000 units will be built. In addition, Dubai South Properties offers land plots for construction to other building organizations, such as DAMAC, which results in interesting alternative projects appearing in the area.
Further development of the project involves expanding the airport, constructing shopping centers and schools, as well as building several more communities both in The Pulse area and along Expo Road up to Expo City Dubai.
Dubai South is connected to three major highways - Sheikh Mohammad Bin Zayed Road, Expo Road, and Emirates Road. They connect the area to the Port of Jebel Ali, the emirates of Abu Dhabi and Ras Al-Khaimah, as well as other parts of Dubai.
The road to Dubai International Airport, Downtown Dubai, and tourist locations around Palm Jumeirah takes 35-45 minutes, while DubaiLand amusement parks can be reached in 25 minutes. The nearest metro station, Expo 2020 Metro Station, is a 13-minute drive from the Residential District and an 18-minute drive from Emaar South. In addition, there are bus routes to the metro station.
Despite the novelty of the area, Geant Express, Grand Express, and Quick Supermarket supermarkets, Lulu hypermarket, pharmacies, shops, cafes, and gas stations are already operating here. Schools are planned to be built in the Residential District and Emaar South, and at the moment, the nearest educational institutions - Greenfield International School, International School of Choueifat DIP, and Dove Green Private School - are located a 20-minute drive away. The same amount of time will be required to reach NMC Royal Hospital and Aster Cedars Hospital, located in neighboring areas.

Since Dubai South is located far from popular Dubai locations and its residential communities are still developing, housing prices here are very affordable. The cost of apartments starts at AED 300,000 (USD 82,000), while a villa in Emaar South can be purchased for AED 1,190,000 (USD 324,000).
At present, about 5,000 people live in the area, and the number of planned jobs reaches 500,000. Also, more than 5,000 companies operate in the Dubai South free economic zone. The completion of the Al Maktoum International Airport construction, planned for 2030, will make this airport one of the largest in the world.
Further development of the project will ensure an increase in the number of people working in Dubai South and, as a result, an influx of those wishing to buy or rent housing near their workplace. The ROI for studios in Dubai South is 7.6%, and three-bedroom villas show even higher returns - 8.1%.
