Dubai Creek Harbour is a large residential and commercial district covering more than 6 sq km. It is being built on the coast of Dubai Creek near the Ras Al Khor Wildlife Sanctuary, east of Downtown Dubai. The project was announced in 2006, with Sama Developments as the developer, but due to the global economic crisis, construction was suspended. In 2013, the project was relaunched by the state giant Dubai Holding and private company Emaar, known as the master developer of Dubai Marina and Downtown Dubai. Recently, Emaar has fully acquired the project, which is expected to be completed in 20 years.
Dubai Creek Harbour is already being considered as a potential competitor to Downtown Dubai and a new vibrant center of dynamic urban life. It is attractive to both tourists and potential residents. A new wonder of the world, Dubai Creek Tower, is planned to be built here - an observation tower with hotels, shops and restaurants, which will surpass the legendary Burj Khalifa skyscraper and become the tallest structure in the world. At the foot of the tower, there will be a shopping and entertainment complex, which will also overshadow another attraction of Downtown Dubai - the Dubai Mall.
The project is being implemented in several stages and includes the development of the Creek Island, Creek Beach, and Dubai Square areas. The first of these is already partially completed, with residential skyscrapers, several luxury hotels, an artificial harbor with a berth for 80 yachts, a large park, and part of the promenade already built.
Construction has begun on Creek Beach, an area with predominantly mid- and low-rise buildings, a 700-meter sandy beach, landscaped promenades, pedestrian zones, and public parks. Unlike Creek Island, which is geared more towards energetic singles and young couples, this part of the project is aimed at families who prefer a more peaceful and relaxed lifestyle.
Preparatory work has been carried out in the Dubai Square area for the construction of the Dubai Creek Tower, and in the future, 750,000 square meters of commercial space, several hotels with over 1,500 rooms, and residential complexes with a capacity of over 9,000 units will be built here.
The southern part of Dubai Creek Harbour faces Al Khail Road, one of the main transport routes of the city, which skirts around the Ras Al Khor Wildlife Sanctuary and then runs almost along the length of Dubai. Thanks to this, it is possible to reach Business Bay, Downtown Dubai, and Dubai International Airport in 10-15 minutes, DIFC in 20 minutes, and Palm Jumeirah, Burj Al Arab, and Dubai Marina in 25 minutes. The project also includes the construction of a road bridge over Dubai Creek, which will directly connect Dubai Creek Harbour with the Al Jaddaf district and other locations in the western part of the city.
In addition, the Green Line of the metro is planned to be extended to Silicon Oasis and Academic City, and one of the stations will be located in Dubai Creek Harbour. A water taxi station already serves the area and connects it with locations along the Dubai Water Canal.
The social infrastructure of the district is still developing, but there are already Maple Bear kindergarten, Spinneys and Geant Express supermarkets, pharmacies, beauty salons, shops, and restaurants. Schools and medical centers can be easily found in neighboring districts, in particular, Nadd Al Hammar Health Center, Latifa Women and Children Hospital, Deira International School, and Universal American School are within a 10-15 minute drive. The nearest hypermarket Nesto can be reached in 10-12 minutes.

Although the main attractions, resort areas, and social infrastructure facilities of the region have not yet been built, residential properties in Dubai Creek Harbour already show an ROI of more than 5%. Apartments with one bedroom and family residences with four bedrooms are popular. The further development of the project will attract more and more attention from those who want to buy or rent property in a coastal, environmentally friendly area with a beach, yacht harbor, abundant green areas, and premium residential complexes.
The emergence of new metro stations will further improve the transport accessibility of Dubai Creek Harbour and contribute to the increase in property prices. The implementation of plans to build the Dubai Creek Tower and a huge innovative shopping and entertainment center will attract many tourists to the area and increase demand for short-term rentals.
