Jumeirah is a prestigious area stretching over 10 km between the Arabian Gulf coast and Sheikh Zayed Road, from the Port Rashid docks to the Palm Jumeirah archipelago. It is the oldest coastal area of Dubai, where foreign specialists who came to work in the UAE began to settle in the 1960s. Today, most of the Jumeirah coast is built up with villas and townhouses in the Beverly Hills style. There are also mid-rise communities and hotel complexes in the area.
The district is conveniently located between sandy beaches, the old part of the city, the new Downtown Dubai center, and popular tourist locations such as Palm Jumeirah and Dubai Marina. Since the development of Jumeirah began in the 1960s, there are many schools, medical centers, pharmacies, service facilities, and other elements of social infrastructure in the area.
There are no blocks with bulky skyscrapers or crowded tourist spots in the area, and there are few noisy commercial and business centers, so families and single people who prefer a measured way of life often choose it for permanent residence or rest.
Most of the real estate in Jumeirah are luxurious private villas and closed elite communities where foreigners cannot own property with full ownership rights. However, lately, projects have been implemented here that provide such an opportunity: the coastal areas of Jumeirah Bay Island, Port de La Mer, Marsa Al Arab, and Pearl Jumeirah, residential complexes along the banks of the Dubai Water Canal, or neighborhoods located on the mainland, such as Madinat Jumeirah Living and City Walk.
Further development involves the construction of the world's largest shopping and entertainment center, the Mall of the World, and the high-rise district of Downtown Jumeirah in the western part of Jumeirah.

Sheikh Zayed Road is one of the main highways of the city and runs along the southern border of Jumeirah. Additionally, two multi-lane roads, Jumeirah Beach Road and Al Khaleej Road, run parallel to the coast through most of the district. Numerous bus routes run along these roads and the streets that intersect them. Furthermore, the red line of the subway has stations located along Sheikh Zayed Road. Ten stations connected to bus routes service the area from World Trade Centre to Dubai Internet City.
As the district is very large, the distance to popular locations in Dubai varies significantly. However, even from the farthest point, it is usually possible to reach Dubai International Airport within 25 minutes and Al Maktoum International Airport within 50 minutes.
Many districts in Jumeirah have their own nurseries, schools, medical centers, and supermarkets such as Carrefour, Waitrose, and Spinneys, although some neighborhoods have small shops predominating and schools are available in neighboring educational clusters. For example, the Al Safa area has four schools and Medcare Hospital Al Safa, while residents of Al Wasl can choose from five schools, and Emirates Hospital Jumeirah is located in the neighboring district.
Usually, it takes 10-15 minutes to get to the necessary place, including Mercato Shopping Mall, Sunset Mall, Jumeirah Plaza, J3 Mall, Boxpark, Galleria Mall, and other shopping centers in the area.
Thanks to its convenient location and developed infrastructure, Jumeirah is very popular, especially among those who want to rent comfortable villas and apartments for a vacation on the coast. New communities attract people who want to live in a peaceful area but close to shopping and entertainment centers. The limited number of projects available for purchase by foreigners only fuels demand, and the development of infrastructure facilities, such as City Walk, allows the area to meet modern standards.
The real estate cost and ROI vary depending on the quality of housing and the location of the project. For example, the cost of apartments in Port de La Mer starts at AED 1,900,000 (USD 517,000), and the ROI is 6.3%. At the same time, the minimum price for apartments in Pearl Jumeirah is AED 3,950,000 (USD 1,075,000) with an ROI of 5.1%.
