Step 1:

After you have selected the property, the realtor sends the full package of documents to the registration manager via a specific email. This set of documents consists of the scanned copies of:

  • Completed internal forms A and B, received from agents
  • Sale and Purchase Agreement (form F), signed by all parties involved in the transaction
  • The Title Deed - certificate of property ownership
  • NOC obtained from the developer - a document confirming no objection to the transfer of property rights
  • IDs of the buyer and seller; Emirates ID, if available
  • IBAN - seller's international account number

Step 2

Once the real estate agent has submitted the documents, the authorized representative registers the transaction and uploads it to the Dubai Land Department's online system

Step 3

After the data has been entered, the DLD initiates a video conference with the buyer and the seller to confirm the identity of both parties and their signatures on the contract.

Step 4

After verification, the buyer is sent a payment link for the IBAN account of the Land Department. The cost of the property, all government fees, realtor services, and the power of attorney are paid through this link and credited to the DLD account.

Step 5

After the funds are received, the transaction is approved, and a new document confirming the buyer's ownership rights is issued, with payments transferred to the interested parties - the seller, commission to the real estate agent's account, and maintenance fees to the trustee's account.
