Dubai Hills Estate offers a peaceful atmosphere of a fashionable suburb with a full range of essential social infrastructure and premium recreational facilities. The project has been developed since 2014 by Emaar Properties, one of the largest developers in Dubai, known for constructing the legendary Burj Khalifa skyscraper.
The area covers an area of about 11 sq. km and is divided into several clusters. In the western part, there are luxurious villas with Dubai Hills Golf Club golf courses. In the eastern part, there are micro-districts of villas and townhouses with higher building density, such as the Maple and Sidra communities.
Multi-storey residential complexes of medium height, such as Acacia and Mulberry, are located around a large public park and a large shopping center. Another group of residential complexes with apartments, such as Golf Suites and Golf Grand, is being built between the educational cluster and the golf club. In total, it is planned to build about 5,000 villas and 22,000 apartments with the most diverse layouts.
At the moment, the main infrastructure facilities and the internal road network have already been built in Dubai Hills Estate. The construction of most low-rise communities and about half a dozen multi-storey residential complexes has been completed. A dozen residential projects are still under implementation, and future plans include the construction of a state hospital, the construction of several hotels, the creation of new retail spaces, and additional landscaping.

The district stretches along Al Khail Road, one of the main highways in Dubai, which runs from east to west through almost the entire new part of the city. Exits to major roads such as Umm Al Sheif Street, Al Marbea' Street, and Umm Suqeim Street, leading towards the coast, connect Dubai Hills Estate to Sheikh Zayed Road. Thanks to a developed road network, Downtown Dubai and Burj Al Arab can be reached in 15 minutes. It takes about 20 minutes to get to Dubai International Airport and popular coastal areas like Dubai Marina, Palm Jumeirah, and JBR, and 30 minutes to reach Al Maktoum International Airport.
Although residents of the district rely on private transport at the moment, the government plans to build a Purple Line station in the western part of Dubai Hills Estate.
In the northern part of the community, there is an educational cluster with three GEMS schools, and Kings' School Al Barsha is located on the southern outskirts. The large private clinic King's College Hospital London is conveniently located in the center of the community, and a government hospital is planned to be built nearby.
The Dubai Hills Mall, a 282,000 square meter shopping center, provides the area with a choice of hundreds of shops, restaurants, and service facilities, including the Geant hypermarket. Many apartment complexes have their mini-markets, pharmacies, child development schools, shops, and snack bars. In addition to park areas in various communities, residents of the district can relax in the Dubai Hills Park, which covers an area of 180,000 square meters.
Dubai Hills Estate is among the top five most popular areas in Dubai for buying villas, demonstrating a 6.8% ROI for three-bedroom residences and 6% for four-bedroom homes. While apartments in this area are a bit less sought after than in Dubai Marina or Business Bay, 1-2 bedroom properties can provide investors with even higher ROI - up to 7.5%.
