Announced in 2012, the project was conceived as a new urban cluster that would be a logical continuation of Downtown Dubai and would include a large theme park, an art district, the largest shopping mall in the world, and a business park. However, changes were made to the project later on, and Meydan City, its master developer - Meydan Group, now has the central role.
This part of the development covers about a quarter of the entire MBR City area and includes the Dubai Racing Club, The Track golf course, a business park, and the Meydan One mixed-use project. The project envisions the construction of the world's tallest residential skyscraper, a huge shopping mall with a retractable glass roof, a central park covering an area of 170,000 square meters, over 2,000 hotel rooms, 45,000 square meters of office space, and a wide range of residential properties.
While construction of Meydan One is just beginning, other projects within Meydan City are already fully or partially completed. In particular, District One - a district of luxurious villas, mansions, and apartments surrounding artificial lagoons - is nearing completion, with one stretching 7 kilometers and becoming the largest in the world.
There are also projects being carried out by other developers in Meydan City and beyond. For example, Sobha Hartland by Sobha Realty offers villas, townhouses, and apartments in the area along a man-made canal that runs along the northern part of Meydan City to the Dubai Water Canal. Dubai Hills Estate by Emaar Properties is located to the north of Meydan City and is a gated community with its own golf course, a large public park, a shopping center, and over 20 communities with villas, townhouses, and mid-rise apartments.

MBR City is adjacent to Dubai's largest highways: Al Khail Road to the northwest, Sheikh Mohammed Bin Zayed Road to the south and southeast, Dubai Al Ain Road to the east and northeast. Thanks to its proximity to the new city center and high transportation accessibility to Downtown Dubai and Business Bay, it takes only 10-15 minutes to get there from practically any point in the district. The road to Dubai Marina and Palm Jumeirah takes 20-25 minutes, and to Dubai International Airport takes 15-20 minutes. Al Maktoum International Airport is reachable within 40-45 minutes.
There are buses circulating around some communities in Mohammed Bin Rashid City, and the planned construction of the blue and purple metro lines will provide the area with stations along Al Khail Road and Sheikh Mohammed Bin Zayed Road. In addition, a 4-kilometer branch from the Dubai Water Canal and marinas for yachts and water taxis are planned, which will connect part of the MBR City community with other areas along the canal and Dubai Creek.
MBR City areas are built on the principle of self-sufficient communities, so even in communities that are still under construction, supermarkets, schools, kindergartens, pharmacies, shops, restaurants, and medical centers are open. For example, Dubai Hills Estate is served by five schools and King's College Hospital London. In the Sobha Hartland and Meydan South Villas areas, there are two educational institutions each, and the Nad Al Sheba Health Center is a 15-minute drive from both areas. In addition to green islands scattered between villas and skyscrapers, MBR City has large park areas such as Nad Al Sheba Park and Dubai Hills Park - Emaar.
Regular horse racing events, golf courses, and proximity to Downtown Dubai consistently attract tourists interested in short-term rental properties in MBR City. Meydan Group has already begun construction of the Meydan One Mall, and the implementation of this project will make the area an even more sought-after destination for property purchases, as well as short- and long-term rentals.
In addition, Meydan Free Zone continues to develop, providing entrepreneurs with the opportunity to do business on preferential terms and offering a wide range of office solutions, promoting growth for those wishing to buy or rent property near their workplace.
ROI in MBR City varies depending on the community, but averages 6.3% for apartments and 8.2% for villas. Studios, three-bedroom apartments, and four- to five-bedroom villas are the most popular, demonstrating the area's attractiveness for both single individuals and small families with multiple children.
