The future man-made island in Dubai is Palm Jebel Ali. This artificial archipelago is part of the "Palm Islands" project by Nakheel Properties, which also includes Palm Jumeirah and Deira. Palm Jumeirah is already considered one of the prestigious areas of the emirate. It has many restaurants, beaches, luxury real estate, and entertainment.
After the construction is completed, the area of Palm Jebel Ali will be 13.4 sq. km, which is twice the size of the prestigious Palm Jumeirah. Also the island will increase Dubai's coastline by 110 km and will offer future residents a new level of luxury and comfort.
The project will have 80 hotels and resorts and 35,000 units of residential real estate. The well-known developer Nakheel Properties is responsible for the project.
During the official ceremony to resume construction, Sheikh Mohammed bin Rashid Al Maktoum, Vice President and Prime Minister of the UAE, proudly stated, "This new innovative project reflects our strategic development plan aimed at improving the quality of life and happiness of residents".
It is expected that the new project will not resemble any existing ones. Palm Jebel Ali will become a symbol of a new life, thanks to the combination of Nakheel Properties' expertise, innovative solutions, ecological sustainability, and luxury.
As part of the collaboration with leading designers, two collections of luxury villas are being created: The Coral Collection and The Beach Villas Collection. The complexes will be located on the western tip of the "branches". Among the presented types, there are options ranging from 680 sqm to 1,130 sqm.
Luxurious residences are offered in 5-7 bedroom options, with various relaxation areas, family zones, two maid's rooms, security rooms, and more. It is planned that the luxury properties will be ready for occupancy in March 2027.
In the third quarter of 2023, there is an opportunity to become the owner of one of the premium plots next to the villa collections. The developer offers installment payment according to an 80/20 plan, with 20% being paid after the completion of the project in 2027.
Palm Jebel Ali will become a benchmark for luxurious living, where residents will have access not only to a unique view of Dubai's skyline but also the opportunity to stroll along the longest coastline in Dubai. Here, new masterpieces of residential real estate, fashionable five-star hotels, and amenities for residents will be located.
Like other Nakheel projects, Palm Jebel Ali will be a fully integrated and self-sufficient community. According to the master plan, a shopping center is planned to be built on the island. In addition, there are several supermarkets in the immediate vicinity. A branch of the leading school in Dubai, GEMS World Academy, will also be opened on the island.
Real estate on Palm Jebel Ali will be located away from the city bustle. This is a secluded island that will become a self-sufficient residential community. It will be connected to the Jebel Ali center by bridges to provide residents with convenience of transportation. The travel time from Palm Jebel Ali to Dubai Mall will take approximately 40 minutes, to Palm Jumeirah - half an hour. It takes 40 minutes to get to Burj Al Arab and The Walk JBR is located in 35 minutes. Dubai International Airport (DXB) is approximately a 50-minute drive away, and Al Maktoum International Airport (DWC) is a 35-minute drive away.
Residents will be able to spend time walking among green areas, cycling, practicing water sports and relaxing with the whole family in specially equipped areas. From the beaches on the project's territory, it will be convenient to get to the rest of the emirate by bus to Jebel Ali Metro Station.
Taking into account all important environmental planning principles, Palm Jebel Ali will include pedestrian walkways, "smart city" technology, and sustainable development methods. This will make Palm Jebel Ali a global standard for resort living on the coast and contribute to the transformation of the emirate's landscape.
The Palm Jebel Ali island project was developed with sustainable development principles in mind. Renewable energy sources will become part of the infrastructure, allowing the area to be fully self-sufficient in electricity production after construction is completed. It is expected that approximately one-third of the public facilities on Palm Jebel Ali will operate on renewable energy sources. This will allow future residents to save resources.
Real estate in Palm Jebel Ali is attractive to people with ultra-high incomes, just like projects on Palm Jumeirah. In the third quarter of 2023, luxury collections of 5-7-bedroom villas on Palm Jebel Ali are offered at a cost from AED 18 million (USD 4.9 million) to AED 40 million (USD 10.9 million).
In 2022, about 30% of luxury real estate transactions in Dubai were made on Palm Jumeirah. Such residences are purchased at a cost of AED 20 million (USD 5.4 million) or more. There are currently not enough such resorts in Dubai. After the completion of construction, the demand for such residences will be met on Palm Jebel Ali.
