Types of Apartments for Rent in Dubai

The real estate market in Dubai is one of the most affordable in the world. The emirate offers a wide selection of apartments for rent, ranging from simple studios to ultra-luxury residences. Apartments can be fully or partially furnished, or offered to tenants without furniture. You can rent apartments with panoramic windows, private balconies or terraces, additional rooms for staff, storage rooms, laundry rooms, and dressing rooms - everything you could ever think of, depending on your wishes and budget.

For rent in Dubai, studios and apartments with 1-5 bedrooms are predominantly presented. In addition to single-level residential units, duplexes and triplexes are offered in multi-story projects. Such an apartment is most often equipped with additional bedrooms and a living room, which is ideal for comfortable living for a large family.

It is also possible to rent hotel residences (serviced apartments) in Dubai, which have the advantage of not having any additional expenses - you only pay for the rent. Renting a serviced apartment often comes with the option to use cleaning services, concierge services, and other amenities within the complex. However, the cost of renting this type of property is several times higher than leasing a general apartment.

All residential projects in the emirate offer their residents a large number of premium amenities, inlcuding swimming pools, gyms, children's playgrounds, lobbies with seating areas and reserved parking spaces. The list may vary depending on the type of apartment. In some residential complexes, residents can live with pets - this condition should be discussed before signing a lease agreement.

How to rent an apartment in Dubai

All real estate rental transactions in Dubai are strictly regulated by UAE legislation through the RERA agency, so renting an apartment in the emirate is legal, legitimate and fully transparent.

After the prospective tenant selects a suitable residential property on their own or with the help of a real estate agency, they must make a deposit of 5-10% of the annual rental value of the apartment. This amount will be returned after the rented property is vacated. Next, the contract must be signed in the presence of a witness, after which it must be registered through the Ejari system, which legally protects both parties of the transaction. The following documents are required to obtain an Ejari certificate: the original contract, copies of the passports of both parties of the transaction, visas and Emirates ID cards, the landlord's license or power of attorney if available, as well as a copy of the apartment's master plan and property registration certificate. The Ejari stipulates the obligations of both parties in the contract, and guarantees that the agreements concluded between them are transparent and fair.

The next step for the tenant is to submit an application to DEWA for the electricity and water supply connection.

For professional assistance in renting an apartment in Dubai, you can contact Metropolitan Premium Properties. Our highly qualified specialists will help you find a residential property that fits your budget and preferences, prepare all the necessary documents, explain all the points of the contract, and register it through the Ejari system. Metropolitan Premium Properties will make your move comfortable and safe, as well as save you time and effort.
