Before the global economic crisis of 2008-2013 reached the UAE, the company had completed the construction of a large residential complex called The Square in the Deira area and two high-rise office buildings in Business Bay. The subsequent stagnation in the real estate market forced the company to pause or abandon several projects, redirect funds into the hospitality industry, and focus on joint construction. The well-chosen strategy allowed Omniyat to successfully weather the crisis and triumphantly return to the market with the flagship project The Opus - an architectural masterpiece by the world-renowned architect Zaha Hadid. Additionally, Omniyat has established a partnership with the premium hotel brand Dorchester Collection, launching construction of a series of branded residential properties with five-star service.

Although Omniyat projects planned before or during the crisis were significantly delayed (from 4 to 10 years), the situation has noticeably improved in recent years. In 2021-2022, the company successfully completed three residential complexes and launched three new projects. Projects under the Dorchester Collection brand are particularly popular: three out of the five complexes were completely sold out before completion, and 60% of the apartments in the fourth complex were sold before construction even began.
