About the Area

The project was launched in 2002, and the Dubai Multi Commodities Center, a state agency that carries out commodity operations within one of the UAE's free economic zones, became the general developer. The area was originally conceived as a commercial center with many offices for those who wanted to open a business in Dubai, supplemented by places to live for business tourists and DMCC employees.

However, the construction of metro stations and the rapid development of the neighboring Dubai Marina area made Jumeirah Lakes Towers an interesting destination not only for entrepreneurs and free zone employees. The developer reviewed the initial plans and placed greater emphasis on creating recreational facilities to increase the attractiveness of the area for living. Now, JLT is a popular choice for young people, couples without children, and small families who want to live in a developed urban area close to their workplace and the coast but not in crowded tourist centers.

The central part of the district is occupied by three artificial lakes and a public park. Around them, 26 clusters of 87 high-rise buildings have been formed, the tallest of which is the Almas Tower - a 68-story skyscraper that serves as the headquarters of DMCC. Each cluster includes several buildings with their own parking lots and shopping areas, and the lakes are surrounded by landscaped embankments.

Most of the district has already been fully built, except for a few buildings in the western part of JLT. Another micro-district is planned nearby - Uptown Dubai, which will also be part of the SEZ and complement the landscape with futuristic skyscrapers and a two-level area with many shops and restaurants, which will attract even more attention to the area.

The JLT public park covers an area of 55,000 square meters and offers not only landscaped green areas for outdoor recreation but also a large football field, basketball court, open-air cinema, running tracks, street workout equipment, and play areas for children of different ages. Cultural and mass events are regularly held on the central lawn, and JLF Sports Management professionally organizes sports competitions and training.

Residents of the area have quick access to beaches, shopping and entertainment complexes, and tourist attractions in Dubai Marina, JBR, and Bluewaters Island, where the nearest large shopping center is located - the four-level Dubai Marina Mall.

Infrastructure

High transport accessibility is an undeniable advantage of JLT. The area runs along Sheikh Zayed Road, one of the main transport arteries of the city, which connects its western and eastern parts. There are several transport interchanges nearby, providing quick access to an 8-lane highway. Thanks to this, you can reach Downtown Dubai, DIFC, and Business Bay in 20-25 minutes, Burj Al Arab, Palm Jumeirah, and Mall of the Emirates in 15-20 minutes, and Dubai Marina and Jumeirah Beach Residence in 10 minutes. The nearest airport, Al Maktoum International Airport, is a 30-minute drive away, while Dubai International Airport can be reached in 40 minutes.

The Dubai Metro's red line runs along Sheikh Zayed Road. Two of its stations, Sobha Realty and DMCC, are within a 5-15 minute walk from any JLT residential complex. On the opposite side of the road, there is a tram that connects the area with Dubai Marina, JBR, Dubai Harbour, Dubai Media City, and Knowledge Village, and also connects to the monorail line leading to Palm Jumeirah. The area is also served by two bus routes that go to metro stations.

JLT has a well-developed social infrastructure. There are more than ten kindergartens and pharmacies, Spinneys, West Zone, and Carrefour supermarkets, several dental clinics and medical centers, such as Armada Medical Centre and Aster Clinic. Major hospitals such as Mediclinic Meadows, Saudi German Hospital, and Al Zahra Hospital are a 10-15 minute drive away, as are schools such as Emirates International School Meadows, Dubai British School Emirates Hills, and GEMS Wellington International School.

In addition to a large public park area, JLT has a separate dog park.
