About the Area

The project was announced in 2019 by Aldar Properties, one of the largest developers in Abu Dhabi, which has already completed major projects such as Al Raha Beach, Al Raha Gardens and Yas Island.

Saadiyat Grove will include modern mid-rise residential buildings, several hotels, startup offices and coworking spaces, as well as over 60,000 square meters of retail space, entertainment venues and landscaped areas for relaxation.

One of the main advantages of the area will be its unique location: it will be located between the main architectural and cultural landmarks of the Cultural District - the Louvre Abu Dhabi, Guggenheim Abu Dhabi and Zayed National Museum. The area is also close to Soul Beach - a natural 1.4 km sandy beach, and will have its own pedestrian areas with landscaping, water features and open spaces.

The project includes the construction of more than 3,000 residential units, mainly studios and 1-3 bedroom apartments, as well as penthouses with luxurious views of the Arabian Gulf and the unique architecture of museum complexes. The buildings will have pools, fitness clubs, spa centers, children's areas and other facilities for work, relaxation, sports and entertainment. The dynamic area will appeal to lovers of an active lifestyle and art enthusiasts, especially young people and small families who are inspired by urban energy and modern architecture.

Infrastructure

Saadiyat Grove is conveniently located not only in relation to the cultural objects of the Cultural District: the complex is situated in the western part of the island, near the Sheikh Khalifa Bridge, which provides the shortest route to the central districts of Abu Dhabi. Thanks to this, popular areas such as Corniche, Abu Dhabi Dates Market, and Abu Dhabi Mall can be reached in 10-15 minutes. From west to east, Sheikh Khalifa Bin Zayed Road, a major highway that connects the island with neighboring Al Jubail Island and Yas Island, runs through Saadiyat Island. The road to world-famous theme parks Ferrari World, Yas WaterWorld, Yas Marina, and Warner Bros World Abu Dhabi will take around 25 minutes, and to Abu Dhabi International Airport - 30 minutes. A bus route is already circulating along the area, with a stop near the Louvre Abu Dhabi, and as the island is further developed, the public transport network will expand.

The planned scale of commercial and retail space ensures that residents of Saadiyat Grove will not be short of shops, supermarkets, pharmacies, restaurants, children's development schools, and other infrastructure elements. The Carrefour supermarket is already open nearby, the Yellow Submarine Nursery is a 10-minute drive away, and the Cranleigh British International School is 7 minutes away.

The nearest medical centers, HealthPlus Family Clinic, and Tamara Polyclinics, can be reached in 10-15 minutes. Major hospitals, LLH Hospital, and Burjeel Hospital, are a 20-minute drive away, but the island is planning to build its own hospital complex, as well as more than 15 schools.

Entertainment

In addition to the many locations for relaxation, sports and entertainment within residential complexes and shopping areas, residents of the district will have access to world-class attractions. Louvre Abu Dhabi is the largest and most visited art museum on the Arabian Peninsula, showcasing collections of world art since 2017. The Abrahamic Family House interfaith complex is a 15-minute walk from Saadiyat Grove, while the popular cultural center Manarat Al Saadiyat, where various exhibitions and performances are held, is a 20-minute walk away.

In the near future, the construction of two more global attractions is planned to be completed - the Guggenheim Abu Dhabi, a museum of contemporary art, and the Zayed National Museum, a museum of the history and culture of the UAE.

Literally across the road from Saadiyat Grove is the magnificent Soul Beach sandy beach, where everything necessary for comfortable beach recreation is available, from sun loungers to cafes. Further along the coast are luxurious resorts such as St. Regis, Rixos and Park Hyatt, and the Saadiyat Beach Golf Club, which can be reached by car in 15 minutes.

Economic Attractiveness

The average ROI for housing on Saadiyat Island exceeds 6%, and the Saadiyat Grove area has the potential to show even higher profitability due to its strategic location, high quality residential complexes, large number of shops, restaurants and entertainment facilities on site, and unique atmosphere.

Only one Louvre Abu Dhabi generates a continuous flow of hundreds of thousands of tourists annually, many of whom will want to rent accommodation near the museum and the beach. The opening of new world-class cultural facilities will further increase demand for short-term rentals, while the creation of modern office spaces and new jobs will attract long-term tenants who will be happy to live and work in such a vibrant area.

Currently, studio prices in Saadiyat Grove start at AED 629,000 (USD 171,000), and one-bedroom apartments can be purchased for AED 1,199,000 (USD 326,000). The project is being implemented in several stages, and the first one will already include the construction of five residential buildings with amenities and commercial areas, which will allow the use of residential property without waiting for the completion of the entire project. As the commercial spaces are filled, infrastructure is developed, and nearby attractions are opened, prices will only rise.
